Runaway Architects: How Much Did You Say that Would Cost?

How does our being at the forefront of cutting-edge technology benefit Davis Wince clients?  This is often an issue when we discuss project budgets with our clients.  While the project owner may see “design” as a potential weakness because of feared added costs, architects view “design” as one of the determining factors of success, a means of containing costs and improving efficiencies throughout the lifecycle of a building.
 
 
Design communication and feedback

As part of our building design process, Davis Wince uses Autodesk® Revit® Architecture (Revit), a type of Building Information Modeling (BIM) software, to discuss early budgetary concerns and help our clients gain an overall understanding of what kind of design can be implemented.  Revit® also permits sending up-to-the-minute computer-generated renderings to our clients to inform them about the design’s progress and allow quick turn-around on feedback.

Estimating

Revit® constantly updates building information during the design process.  The software features live scheduling, which can be given to a contractor in a design-build environment to ensure accurate estimating and maintain the project budget as the design changes.

Phasing

Revit® also allows for multiple phases within one project file.  This miracle of modern technology self-coordinates and demonstrates what is existing, demolished, previously completed, and new work in each phase.

The software facilitates the release of sequential bid packages or components of a design-build project while the project is still under design.  For example, phase 1 might consist of foundations, structural work, and rough-ins, which would allow the contractor to get on site and start work.  Subsequent phases could show finish materials that are still being selected by the design team and operator, and can be used to visualize the completed design.

Cost vs. creativity

Davis Wince believes that creative and attractive designs don’t have to be expensive.  Even though a “high profile” project may not be a developer’s primary objective, the developer’s original thoughts on what the project should comprise may negatively affect marketability to the public and eventual project success.

A successful project is one that can attract end-users through the building’s design, while maximizing profits for everyone involved.  For example, in a mixed-use complex, potential tenants and their constituency can have an overwhelming number of choices available in their local market.  The architect can give the client’s project a competitive advantage by implementing creative design through the various amenities and features that matter most to the end-users. Revit® allows our clients to monitor in “real time” how these design features affect both aesthetics and the bottom line, and ensure that the end result can be competitively and profitably marketed to the target demographic.
